Building a custom home follows a clear path: a first conversation, design and planning, budgeting and contract, construction, and move-in. Each stage builds on the one before it, and the projects that go smoothly are the ones where the early stages, design and budgeting, are done carefully before anyone breaks ground. Knowing the steps ahead of time takes the mystery out of the process and helps you show up to each stage ready.

Step 1 – The first conversation

It starts with a conversation about what you want to build, your lot or land, your budget, and how you want to live. This is where a good builder listens more than they pitch. For us, it is also where we make sure we are the right fit, because a custom home is a long partnership and both sides should want it. No pressure, just an honest look at what is possible.   Add in financing or cash approval needs to be discussed and looked at.

Step 2 – Design and planning

Next, your home takes shape on paper. Design turns your needs and your lot into a plan: the layout, the flow, the way light moves through the home, and the features that matter to you. This stage also includes the practical groundwork, assessing the land, understanding site conditions, and planning for permitting. Time spent here is the cheapest time in the whole project, because decisions on paper cost far less than decisions during construction.

This is also where Kim’s background helps in a way most builders cannot match. Kim has been a licensed Realtor since 1996, so it is not unusual for her to help handle the land purchase, or coordinate the sale of your current home so the timing lines up with your new build. Having the land, the sale, and the build coordinated by one team removes a lot of the friction that usually comes with building.

Step 3 – Budgeting and contract

With a plan in hand, the numbers become real. This is where the pricing model matters most. We build open-book, on a cost plus basis, so you see the actual costs of the project plus one clear builder fee. Scope, allowances, and selections are set, and the exact terms are confirmed in the estimate and contract. You go into construction understanding the investment rather than hoping the number holds.

Step 4 – Construction

Then we build. Through construction, the strength of the home is set in the parts you will never see, the foundation, framing, and systems, while the visible craftsmanship takes shape on top. Because we are owner-led, you work directly with us the whole way, and because we build open-book, you see how any change or site condition affects the budget as it happens, not after. One team, accountable from the slab to the last finish.

Step 5 – Walkthrough and move-in

Before you move in, we walk the home with you, address any final details, and hand it over. A good builder does not disappear at this point. Warranty and support are part of the relationship, and a home built right is one we are glad to stand behind.

How long does the whole process take?

It varies with the size and complexity of the home, the land, and permitting, and the design and planning stage often takes longer than owners expect. That is a good thing, because it is where the project is truly built.

Frequently Asked Questions

What is the first step in building a custom home?

An honest first conversation about your goals, your lot, and your budget, where the builder listens and both sides confirm it is a good fit.

Can you help me buy land or sell my current home?

Yes. Kim is a licensed Realtor and often coordinates the land purchase or the sale of your existing home so the timing lines up with your build.

When is the price set in a custom build?

At the budgeting and contract stage, once the design is done. With open-book, cost plus pricing you then see actual costs plus one clear fee throughout construction.
